Lancaster, Quartz Hill and the surrounding Antelope Valley.

Step 1 of 2

Where's the property?

No cost to request an offer and no obligation to accept. We don't sell your information.

Step 2 of 2

Living, and selling, at the north end of the county

Lancaster sits in the Antelope Valley, the western tip of the Mojave Desert. Its Metrolink station is the northern end of the Antelope Valley Line, which runs south through Palmdale, Santa Clarita, Burbank and Glendale to Union Station. Owners who bought here to commute often reach a point where the drive, or the train, isn't worth it anymore. Others are tied to Edwards Air Force Base, north of the city in Kern County, and get relocation orders.

We make offers across the city and nearby: West Lancaster near the Prime Desert Woodland Preserve, the streets around The BLVD downtown, unincorporated Quartz Hill, which shares a name with neighboring parts of both Lancaster and Palmdale, and rural parcels out toward Antelope Acres.

High-desert houses: things that shape an offer

  • Solar on the roof. In 2013 Lancaster became the first U.S. city to require solar panels on new homes, so many newer homes here have them. A system you own is just part of the house. A leased system or a power-purchase agreement has to be transferred or paid off, and escrow will need the paperwork.
  • Weather wear. Lancaster gets frost on many winter mornings and summer afternoons over 100°F. Roofs, stucco, coolers and HVAC units take a beating, and we price that in instead of asking you to repair it.
  • Vacant houses. If an inherited house sits empty, check your insurance. The state Department of Insurance notes that standard homeowners policies generally exclude losses once a house has been vacant 60 days or more.

Antelope Valley probate after the 2026 change

Lancaster is home to the Michael D. Antonovich Antelope Valley Courthouse, the LA Superior Court's North District. As of February 2, 2026, that courthouse no longer hears probate in person. It still accepts probate filings, in person or electronically, but the cases go to Department AVPR and are heard by Department 18 at the Stanley Mosk Courthouse downtown. You can appear through LACourtConnect, by video from Department A22 in Lancaster, or in person at Stanley Mosk. Deeds and other documents for the house are still recorded with the LA County Registrar-Recorder/County Clerk.

The foreclosure clock, in a table

If you're behind on a Lancaster mortgage, here are the shortest periods the Civil Code allows at each step of a non-judicial foreclosure. Real files usually run longer.

Lancaster questions

I have leased solar panels. Can I still sell my Lancaster house for cash?

Usually, yes. Send us the lease or PPA. The solar company may need to approve a transfer or give a payoff figure, and escrow handles it at closing.

Is Quartz Hill part of Lancaster?

Quartz Hill is an unincorporated community in LA County, and the name is also used for nearby parts of Lancaster and Palmdale. We make offers in all of them.

My parent's Lancaster estate is in probate. Do we have to go downtown?

Not necessarily. Since February 2026, Antelope Valley probate cases are heard by a judge at Stanley Mosk, but you can file in Lancaster and appear remotely or by video from the Lancaster courthouse. Your probate attorney can confirm the details.

The house has been empty for months. Is that a problem?

Not for an offer. It can be a problem for your insurance, though. Many policies limit coverage after 60 days of vacancy, so call your agent.
