The county stretches from Jurupa Valley and Corona across to the Coachella Valley and the Colorado River. If you need to sell a house that's inherited, tenant-occupied or just tired, you can get a written number first.

No cost to request an offer and no obligation to accept. We don't sell your information.

Riverside Superior Court organizes its cases into a Western Region, a Mid-County Region and a Desert Region, and probate follows the same split. The court lists three probate locations:
Deeds, trust transfers and foreclosure notices are recorded with the Riverside County Assessor-County Clerk-Recorder (ACR), which also sets assessed values.
California allows two kinds of foreclosure. A judicial foreclosure goes through a lawsuit in Superior Court. The non-judicial kind, which most home lenders use because the deed of trust includes a power of sale, never goes before a judge. It runs on recorded documents and statutory deadlines instead, and every one of those documents lands at the Riverside County ACR.
The sequence goes like this. A servicer working with an owner-occupant has to make contact and then wait a month (Civ. Code 2923.5). The trustee records a default, after which three months must go by (Civ. Code 2924). Then comes a sale notice, which must be attached to the house, displayed publicly, published three weeks in a row, and recorded 20 days or more before the auction (Civ. Code 2924f). A homeowner from Corona to Coachella can generally cure the default until five business days before the auction (Civ. Code 2924c). Owners anywhere in the county who would rather sell before the auction can get a cash offer from us in writing, with no cleanup required.
Inherited houses are common in the Inland Empire, and many heirs don't realize how property taxes changed. Under Proposition 19, a child keeps a parent's assessed value on the family home only if the child makes it their principal residence and files for the homeowners' exemption within a year. Even then, value above the old base plus an inflation-adjusted $1 million is reassessed. When siblings inherit together and nobody plans to move in, the tax bill often rises, and that's frequently when a sale comes up. The ACR and the BOE's Proposition 19 FAQ explain the details.
Inland and desert summers are hard on vacant houses. The state's insurance guide notes that standard homeowners policies generally exclude losses once a home has been empty 60 days or more. Fire matters here too: the 2022 Fairview Fire near Hemet destroyed homes during a September heat wave. In newer tracts, check your tax bill for special taxes like Mello-Roos. They don't block a sale, but escrow has to account for them.
It depends on the region: Riverside (4050 Main St.) for the western county, the Southwest Justice Center in Murrieta for the southwest, and Palm Springs for the desert. Your probate attorney or the clerk can confirm.
Temecula, Murrieta, Menifee and Lake Elsinore are all in our review area, the same as the rest of the county.
Generally, every owner on title, or the trustee or executor if there is one, has to sign. We can send one written offer to all of you so everyone sees the same numbers.
Special taxes are one of several factors. They're paid through closing on the tax bill, and we'll show you how we accounted for them.
