Moreno Valley house? You can sell it as-is.

Moreno Valley became a city in 1984, when Edgemont, Sunnymead and Moreno joined together. Many houses from the 1970s and '80s growth years are now four decades old or more, and their owners have options other than a full remodel.

Where's the property?

No cost to request an offer and no obligation to accept. We don't sell your information.

Getting around Moreno Valley

Box Springs Mountain, with its lit-up "M," overlooks the northwest corner of the city. Edgemont is on the west side near March Air Reserve Base, Sunnymead is in the middle, and there are planned communities such as Sunnymead Ranch and Hidden Springs. Lake Perris and the Perris Valley are to the south. Metrolink's Moreno Valley/March Field station, just west of town, connects to Riverside and downtown Los Angeles on the 91/Perris Valley Line.

Why some Moreno Valley owners choose a cash sale

Original roofs, HVAC systems and water heaters on 1980s houses are often near the end of their lives at the same time. If you're facing three big replacements before listing, it's worth seeing a cash number first. We also hear from owners who rented the house out after moving away, and from families with an empty house to look after through summers that average in the high 90s, with many days over 100°F.

Is the Moreno Valley house empty while you sort things out? Ask your agent about coverage. The 60-day vacancy exclusion in many standard policies is spelled out in the CDI's homeowner guide.

Where your records and any probate case go

The Riverside County Assessor-County Clerk-Recorder records deeds and liens and processes ownership changes. Moreno Valley is in the court's Western Region, and its probate location is the Riverside Historic Courthouse at 4050 Main Street in downtown Riverside. The Moreno Valley Courthouse on Heacock Street handles other case types. Confirm the filing location with the probate clerk or your attorney.

The notices, and how they reach you

California's non-judicial foreclosure reaches owners three ways: through the mail, through the newspaper, and on the front door. Mail and the public record. After the outreach required by Civil Code 2923.5, the trustee records a Notice of Default with the Riverside County ACR and mails you a copy. Civil Code 2924 then holds off any sale notice for three months at minimum. Print and the door. The Notice of Trustee's Sale appears in a newspaper once a week for three consecutive weeks, is fixed to the house and displayed in a public place, and is recorded 20 or more days before the auction (Civ. Code 2924f).

Catching up stays possible longer than many people think: in general, until the fifth business day before the auction (Civ. Code 2924c). Read every notice closely, and be wary of anyone who wants money upfront for "foreclosure help." If selling first makes more sense, we make cash offers on Moreno Valley houses, and closing costs are discussed up front and spelled out in your written offer.

Moreno Valley questions

Do you make offers in Sunnymead Ranch and Hidden Springs?

Yes, along with Edgemont, central Sunnymead and the rest of Moreno Valley.

Is Moreno Valley probate heard at the Moreno Valley Courthouse?

Most likely downtown Riverside. The court groups Moreno Valley with its western region, and western probate sits in the Historic Courthouse. The clerk can confirm which department your case lands in.

My 1980s house still has the original roof and AC. Should I replace them first?

You don't need to. We price aging systems into the offer. It's worth comparing that with what a renovated listing might bring after costs.

Can I sell a Moreno Valley house that has a solar lease?

In most cases. Leased panels and power-purchase agreements are contracts with a third party, so we read yours first. Then the provider either signs off on transferring it or quotes a buyout, and escrow takes care of it.
