Oceanside borders Camp Pendleton, the Marine Corps' major West Coast base. If orders, an inheritance or a worn-out rental mean it's time to sell, you can request a written cash offer without fixing anything first.
Oceanside and the rest of North County San Diego.
Step 1 of 2
No cost to request an offer and no obligation to accept. We don't sell your information.
Step 2 of 2
The beach-side neighborhoods are South Oceanside ("South O") and Downtown, near the pier and the Oceanside Transit Center, where Coaster, Metrolink, Amtrak and Sprinter trains all stop. Inland are Loma Alta, Fire Mountain and Rancho del Oro. To the northeast, San Luis Rey grew up around Mission San Luis Rey, founded in 1798. Farther out, Morro Hills still has farms and larger parcels. Oceanside, Carlsbad and Vista make up North County's tri-city area.
Camp Pendleton forms Oceanside's northern edge. If you're active duty, a veteran or part of a military family, orders don't always leave time for a listing, repairs and showings. If you're in that spot, three things are worth knowing:
Some Oceanside beaches have lost sand to coastal erosion, and houses near the bluffs or lagoons can have disclosure, insurance or permitting questions. Older inland houses often need sewer laterals, electrical panels or roofs. We'll take those into account in the offer, so you don't have to fix them before selling.
Many North County families are surprised that Oceanside probate isn't handled locally. San Diego Superior Court sends all probate cases to the Central Division, with filings at the Central Courthouse, 1100 Union Street, downtown. The North County Regional Center in Vista has a drop box, and some limited hearings for North County residents can be held there by video. The deed and any recorded notices are with the San Diego County Assessor/Recorder/County Clerk.
For an owner-occupied Oceanside home, the servicer has to try to reach you, then let 30 days pass before a Notice of Default can be recorded (Civ. Code 2923.5). Once the default is entered with the San Diego County ARCC, the trustee has to wait at least three months before scheduling an auction (Civ. Code 2924). The auction notice must be recorded, posted at the house and in a public place, and first published at least 20 days before the sale, then reprinted weekly for three weeks (Civ. Code 2924f). Owners generally keep a right to reinstate until five business days before the auction (Civ. Code 2924c). Servicemembers with pre-service loans may also have the SCRA protections described above. North County owners, including military families with PCS orders, who want to sell ahead of the auction can get one written cash offer from us, with no repairs needed.
If you've been deployed or have PCS orders elsewhere, the paperwork can come to you, and a friend or property manager can open the door for our visit.
Yes, plus South O, Downtown, Loma Alta, Fire Mountain, Rancho del Oro and the rest of Oceanside.
Cases go to the Central Division at 1100 Union Street in San Diego. Vista has a probate drop box, and some limited hearings may be held there by video.
Yes. We can buy with the tenant in place. Servicemember tenants have their own lease protections under federal law, so check with an attorney before serving any notice.
