Santa Ana is Orange County's seat, with historic districts like French Park and Floral Park and plenty of older rentals. If you own one and want out, you can get a written cash offer without emptying the units.

No cost to request an offer and no obligation to accept. We don't sell your information.
Step 2 of 2
The City of Santa Ana recognizes 65 distinct neighborhoods. Downtown and the Civic Center area still have historic homes from the late 1800s, and French Park is a designated historic district. Floral Park, Washington Square, Wilshire Square and Riverview West each have their own neighborhood associations. Midtown runs along Main Street past the Bowers Museum. Metro East is near the 5 and 55 interchange, and the South Coast Metro area is shared with Costa Mesa. The county government's administrative buildings are also in the Civic Center.
If you're selling a rental here, local law matters. Santa Ana's Rent Stabilization and Just Cause Eviction Ordinance:
We make offers on rentals with the tenants and leases in place, so you don't need a no-fault termination to sell. Before you serve any notice, talk with an attorney who knows the ordinance.
If a Santa Ana rental owner falls behind on the mortgage, state law sets the pace. The trustee files a Notice of Default with the Orange County Clerk-Recorder. A minimum three-month waiting period follows before any auction can be announced (Civ. Code 2924). The auction notice is then attached to the building, shown in a public place, carried in a newspaper on three weekly dates, and recorded 20 days or more in advance (Civ. Code 2924f). What sets Santa Ana rentals apart is the extra paragraph required on one-to-four-unit buildings. It tells tenants they may be able to buy the property after the auction by matching or beating the winning bid within strict deadlines (Civ. Code 2924m). So foreclosure can affect a tenant's options as well as the landlord's.
As for the landlord's own options: the loan can generally be reinstated until the fifth business day before the auction (Civ. Code 2924c). A landlord who would rather sell first can get a written cash offer with the tenants and leases left in place.
Even though Santa Ana is home to the Central Justice Center, Orange County probate cases are heard at the Costa Mesa Justice Complex on Harbor Boulevard. The court moved them there in May 2023. The Orange County Assessor Department handles reassessment after a death. Ask it about Proposition 19 if an heir plans to keep the house.
That's fine. Santa Ana's rent stabilization rules and the existing leases stay attached to the building whoever owns it, so we take them into account.
The cap generally covers residential buildings built on or before February 1, 1995, with exemptions under state law. The city's Property Activity Tool and Rent Stabilization staff can confirm.
Duplexes, triplexes, or a house with a rear unit all work. Give us the rent roll, and we'll price the building on what it actually earns.
Not in Santa Ana's Civic Center. Probate moved to the Costa Mesa Justice Complex on Harbor Boulevard in May 2023.
Not much. We buy it as it is. Any future exterior changes may need city review, and we'll factor that into the offer.
