Riverside is the birthplace of California's navel orange industry, and some of its houses are more than a century old. Whether yours is a craftsman near downtown or a newer tract home in Orangecrest, you can get a written cash offer.

The city officially recognizes 28 neighborhoods. Near downtown and the Mission Inn are the Wood Streets, Northside, Eastside and Downtown itself. Eastside grew out of a settlement of Mexican citrus workers that predates the city. Along the Magnolia and Arlington corridors you'll find Magnolia Center, Arlington, Arlington Heights and Victoria. The west side includes La Sierra, La Sierra Acres and Arlanza, Casa Blanca is one of the city's historic barrios, and in the hills to the east are Canyon Crest, Mission Grove, Orangecrest and the University neighborhood around UC Riverside. March Air Reserve Base borders the city on the east, between Riverside and Moreno Valley.
Prices and buyer demand vary a lot between those areas, so we start from the neighborhood, not a citywide number.
For western Riverside County estates, probate is handled at the Riverside Historic Courthouse, 4050 Main Street. The court's probate page also lists a local overbid form for real property sales, which matters when a sale needs court confirmation: another bidder can outbid the accepted offer in the courtroom. When the personal representative has full authority under the Independent Administration of Estates Act, a Notice of Proposed Action can sometimes take the place of that hearing. The deed itself is recorded with the Riverside County Assessor-County Clerk-Recorder.
If you've missed payments on a Riverside house, the most useful thing to know is that a non-judicial foreclosure in California takes months, not days, and you have rights the whole way. The servicer must contact you, or try hard to, at least 30 days before recording a Notice of Default on a home you live in (Civ. Code 2923.5). Once the default is on file with the Assessor-County Clerk-Recorder, a minimum of three months must pass before an auction can be noticed (Civ. Code 2924). The sale notice then has to be posted at the house and in a public spot, run in a newspaper for three consecutive weeks, and recorded at least 20 days in advance (Civ. Code 2924f). Until five business days before the auction, you can usually reinstate by paying the arrears and allowed costs (Civ. Code 2924c).
Thinking about selling ahead of the auction? Tell us where things stand. We buy Riverside homes for cash in their current condition, with nothing to fix or clean out, and closing costs are discussed up front and spelled out in your written offer.
Yes. Older and historic homes are fine. We'll factor in the condition, and any preservation rules that apply to the block, when we make an offer.
At the Riverside Historic Courthouse, 4050 Main Street, which the Superior Court lists as its Riverside probate location.
It can. Share the rent amount and lease end date, and we'll make an offer that assumes the occupants stay.
It can. In a confirmation hearing the court may accept a qualifying overbid. Your attorney will tell you whether your sale needs confirmation.
