Step 1 of 2

Where's the property?

No cost to request an offer and no obligation to accept. We don't sell your information.

Step 2 of 2

One government center, a different probate courthouse

The Ventura County Clerk and Recorder and the Ventura County Assessor both have offices in the Hall of Administration at the Government Center, 800 S. Victoria Avenue in Ventura. The Superior Court's Hall of Justice is on the same campus, so people often assume probate is heard there. It isn't. The court says all probate matters are filed and heard at the Juvenile and Probate Courthouse, 4353 E. Vineyard Avenue, Oxnard, usually in Courtroom J6.

Fire history and what it means for sellers

Ventura County has had several destructive fires in under a decade. The December 2017 Thomas Fire burned about 281,900 acres across Ventura and Santa Barbara counties. The November 2018 Woolsey Fire burned through parts of Ventura and Los Angeles counties. In November 2024, the Mountain Fire started north of Somis and damaged or destroyed hundreds of buildings, including dozens of homes in Camarillo Heights.

Owners of damaged houses, or houses that carriers won't renew, may be dealing with insurance claims, rebuild permits or a FAIR Plan policy. A cash offer is one more option to compare. Keep your insurer and any attorney involved, and don't sign anything that affects your claim without understanding it.

The minimum foreclosure clock

Every recorded step of a Ventura County foreclosure goes through the Clerk and Recorder's office at the Hall of Administration on Victoria Avenue. Before the first filing, an owner-occupant is owed a contact attempt and a 30-day pause (Civ. Code 2923.5). Once the Notice of Default is recorded, at least three months must pass before any auction is noticed (Civ. Code 2924). The Notice of Trustee's Sale follows: displayed on the house and in public, printed weekly for three weeks, and recorded 20 or more days ahead (Civ. Code 2924f). The right to reinstate usually runs until five business days before the auction (Civ. Code 2924c).

The state court self-help site warns that rescue scams target owners as soon as a default hits the public record, so be careful about anyone who contacts you after one is recorded. From Oxnard to Ojai, owners who decide to sell before the auction get one written cash offer from us and a realistic timeline in writing.

Estates and family homes

When a family home passes to the next generation, heirs often face a Proposition 19 reassessment if no one moves in within a year. Some probate sales need court confirmation in Oxnard, while others can go forward under full Independent Administration of Estates Act authority with a Notice of Proposed Action. We can work on your attorney's timeline.

Ventura County questions

Where is probate heard in Ventura County?

At the Juvenile and Probate Courthouse, 4353 E. Vineyard Avenue in Oxnard, not at the Hall of Justice in Ventura.

My house was damaged in the Mountain Fire. Can I request an offer?

Yes. Tell us what was damaged and where your claim stands. Keep your insurer informed. Escrow handles the mortgage payoff, and the claim stays between you and your insurer unless your agreement says otherwise.

Do you make offers in Ojai, Fillmore and Santa Paula?

Simi Valley, Thousand Oaks, Santa Paula, Ventura and Oxnard are all in our review area, and so are the beach towns.

Can I sell a Ventura County rental with tenants in place?

Yes. We can buy subject to existing leases. State tenant protections still apply after the sale.
