San Diego County sellers: see a cash offer on your house.

From Oceanside and Escondido to El Cajon and Chula Vista, owners ask about cash sales for the same reasons: a house that needs work, an estate to settle, military orders, or a rental they're done managing.

Where's the property?

No cost to request an offer and no obligation to accept. We don't sell your information.

Step 2 of 2

Regions we cover

North County: Oceanside, Carlsbad, Vista, San Marcos and Escondido. East County: El Cajon, La Mesa, Santee, Lakeside and Ramona. South Bay: Chula Vista, National City and Imperial Beach. Also the city of San Diego. East County's backcountry has a well-known wildfire history: the 2003 Cedar Fire burned more than 273,000 acres and destroyed over 2,200 homes. That history still affects insurance in some areas.

Records and probate, county-wide

The San Diego County Assessor/Recorder/County Clerk (ARCC) records deeds and foreclosure notices and sets assessed values. For probate, the Superior Court's local Rule 4.1.2 puts the East, North and South County divisions into the Central Division. Filings go to the Central Courthouse, 1100 Union Street, where the probate business office is on the third floor. The North County Regional Center in Vista has only a probate drop box. In a few limited case types, North County residents may have a hearing in Vista by video link with the Central judge.

A checklist for when a foreclosure notice arrives

  1. Figure out which notice you have. A Notice of Default means the ARCC now has the default on record, and Civil Code 2924 requires at least three months before a sale can be noticed. A Notice of Trustee's Sale means an auction date is set. Under section 2924f it must be posted, published for three weeks, and recorded at least 20 days in advance.
  2. Mark the reinstatement cutoff. Count back five business days from the auction. Until then, section 2924c generally lets you pay the arrears and keep the loan.
  3. Keep the sale date handy. If selling first is on the table, that date shapes everything, so share it with us and we'll map out a realistic timeline in writing.
  4. Get a lawyer if you can. The State Bar certifies lawyer referral services across the state.
  5. Read before you sign. California separately regulates foreclosure consultants (Civ. Code 2945) and investors who buy homes in foreclosure (Civ. Code 1695). Don't deed your house to anyone without independent advice.

We make cash offers on San Diego County houses, including some in pre-foreclosure. Nothing needs fixing or cleaning first, you pick the target closing date, and closing costs are spelled out in your written offer.

Military and relocation sales

San Diego County has a large military presence, so PCS orders often drive a sale. If you're on active duty and your mortgage started before your service, the federal Servicemembers Civil Relief Act generally requires a court order to foreclose during your service and for one year after. Your installation's legal assistance office or the CFPB's SCRA pages can explain the details. A cash sale can make sense if you can't be around for showings, but compare it with renting the house out or listing it.

San Diego County questions

Where is a San Diego County probate case filed?

At the Central Courthouse, 1100 Union Street, under local Rule 4.1.2. The Vista courthouse has a probate drop box, but cases stay with the Central Division.

I just got PCS orders. Can I sell my house from my next duty station?

Whether you're in Arizona, back East, or overseas, a notary can meet you where you are, and a neighbor or relative can show us the house.

Do you make offers in East County backcountry areas?

Backcountry places from Ramona to Julian come up, and each one gets its own look. A private well, an old septic system, a shared dirt road, or trouble getting fire insurance can all change the numbers.

Can I sell a San Diego County house in pre-foreclosure?

Often, yes, as long as the closing can happen before the auction. Share the date with us and we'll give you a realistic timeline in writing; the house can stay as-is.
