Sell your Long Beach house as-is, even with tenants in place.

It might be a California Heights bungalow that needs a roof, a North Long Beach rental with a long-term tenant, or a parent's place in Bixby Knolls. You can ask for a written cash offer before you fix it or list it.

  • Tenant-occupied is fine
  • Older homes as they are
  • No open houses
  • Escrow handles payoffs

Step 1 of 2

Where's the property?

No cost to request an offer and no obligation to accept. We don't sell your information.

Step 2 of 2

Long Beach neighborhoods, one property at a time

A house in Naples, built on three islands in Alamitos Bay, has little in common with a fourplex near Wrigley or a 1920s house in California Heights. Bixby Knolls, Cal Heights, Los Cerritos and North Long Beach were all subdivided from the old Rancho Los Cerritos after 1916, so many of those streets have older homes and older plumbing, wiring and foundations. Near the water, Belmont Shore and Alamitos Beach have their own mix of small lots, rentals and condos.

Because the city varies this much, a citywide average tells you very little. We price from the house itself and the nearby sales that actually compare.

Selling a Long Beach rental with people living in it

Plenty of Long Beach owners who ask about a cash sale are landlords. Two sets of rules usually come up:

  • The state Tenant Protection Act (AB 1482) caps rent increases for many units and requires a "just cause" to end some tenancies.
  • Long Beach's Just Cause for Termination of Tenancies ordinance (LBMC Chapter 8.99) covers tenants who have lived in a unit 12 months or more. For no-fault terminations it adds relocation assistance: one month's rent, or the greater of $4,500 or two months' rent for a demolition or substantial remodel, due within 15 days of the notice.

We can make an offer with the current leases in place, so you don't have to give anyone notice to sell. Have a landlord-tenant attorney review any notice before it goes out. Tenants can get counseling from the Fair Housing Foundation, the city's fair housing partner.

If a Notice of Default shows up

A Long Beach foreclosure leaves a public paper trail at the county Registrar-Recorder in Norwalk. It begins when the trustee records a Notice of Default. From that date, Civil Code 2924 requires a wait of at least three months. Only then can a Notice of Trustee's Sale go out, and section 2924f says how it has to reach you and the public: tacked to a door of the house, displayed in a public spot in Long Beach, printed in a local paper once a week for three consecutive weeks, and recorded by the 20th day before the auction. If the building has one to four units, the notice also tells tenants they may have a right to buy after the auction (Civ. Code 2924m). Dates aren't always final. Owners can usually still reinstate until five business days out (Civ. Code 2924c), and trustees do postpone. Convenient Cash Offer's part is simple: a written cash offer on your Long Beach house as it sits, with a target closing date you pick.

Estate and probate questions in Long Beach

Long Beach has its own courthouse, but probate isn't heard there. Under the LA Superior Court's local rules, every probate case outside the North District is filed and heard at the Stanley Mosk Courthouse downtown. If an executor sells under full authority from the Independent Administration of Estates Act, a Notice of Proposed Action may be enough. Otherwise the sale needs court confirmation, which can bring overbids in the courtroom. Your probate attorney will know which applies.

Long Beach questions

Will my Long Beach tenants have to move out before the sale?

No. We can buy with the existing leases in place, and the tenants become the buyer's tenants at closing. What happens after that is governed by the lease, AB 1482 and LBMC 8.99.

Can you make an offer on a Long Beach duplex or fourplex?

Yes. Send the unit count, the current rents and lease terms, and any repair issues you know about, and we'll factor them into a written offer.

My parent's Bixby Knolls house is in probate. Where is the case heard?

LA Superior Court's local rules send Long Beach probate matters to the Stanley Mosk Courthouse in downtown Los Angeles. We can work with the personal representative and the estate's attorney on the timing.

Does an unpermitted garage conversion stop a sale?

Not with us. We look at houses as they are, including unpermitted work. Tell us about it up front so the offer reflects it and nothing surprises you in escrow.

Who pays the city's relocation assistance if I sell first?

Usually nobody, because selling with the tenants in place doesn't end their tenancy. If you've already served a no-fault notice, have your attorney review it before you sign a purchase agreement.
