Older houses near downtown, inherited homes on the north side, rentals you're tired of managing. You can see a written cash offer before you spend anything on repairs.

Step 2 of 2
San Bernardino runs from the Santa Ana River up into the national forest. Verdemont and Arrowhead Springs, the city's northernmost neighborhood at about 3,000 feet, sit in the foothills. Muscupiabe, nicknamed "the Triangle" because three freeways border it, has larger lots with tall pines. Del Rosa is another established neighborhood, the University District surrounds Cal State San Bernardino, and the West Side has historic ties to Mount Vernon Avenue. The San Andreas Fault runs through the northern part of the city, close to the mountains.
When Norton Air Force Base closed in 1994, the area lost about 10,000 jobs. Houses that have stayed in one family for decades often pass to heirs who live somewhere else. Owners near the foothills also live with the Santa Ana winds that come through the Cajon Pass. The 2003 Old Fire threatened San Bernardino, and part of the CSUSB campus burned. For an inherited or vacant house, the questions are usually practical: who can sign, how to keep it insured while it's empty, and whether it's worth fixing at all.
If you're settling an estate, note the change. On February 13, 2024, the Superior Court moved probate clerk services out of the San Bernardino Justice Center on 3rd Street. Estates with property in the city are now filed and heard at the Fontana District, 17780 Arrow Boulevard. The deed and any recorded liens are with the county Assessor-Recorder-County Clerk at the Hall of Records on Hospitality Lane. That office also handles the change-in-ownership filings that follow a death.
Those numbers are floors written into the statute. Many San Bernardino files take much longer, and a trustee can postpone. We run a cash home-buying business, so if you sell to us before the auction, there are no repairs or showings, and you set the target closing date.
Not downtown anymore. In February 2024 the court moved the probate clerk out of the San Bernardino Justice Center, and city cases now go to its Fontana courthouse.
We do look at them. Homes near the foothills can be harder to insure, which affects value, and any offer will show how that was factored.
Make sure it's insured and secured. Then find out who has authority to sign (a trustee, an executor, or the heirs). You can request an offer at any point.
Yes. Tell us about any open notices. We buy as-is, and escrow can handle resolving liens at closing.
