Orange County housing runs from mid-century tracts to newer HOA communities and condo complexes, from Anaheim and Garden Grove to Huntington Beach and Irvine. You can request a written cash offer whatever the condition or the dues situation.
Orange County, including Santa Ana.

No cost to request an offer and no obligation to accept. We don't sell your information.
Step 2 of 2
When a home is in an association, some owners fall behind on HOA dues rather than the mortgage. California limits when an association can foreclose. Under Civil Code 5720, it generally can't foreclose to collect delinquent assessments under $1,800, not counting late fees, interest and collection costs, unless the assessments are more than 12 months past due. It can still record a lien. And when an HOA does sell a home through a non-judicial sale, Civil Code 5715 gives the owner a 90-day right of redemption afterward.
A mortgage default follows a different set of rules. The trustee records a default with the OC Clerk-Recorder, and nothing more can happen for at least three months (Civ. Code 2924). After that, an auction notice has to be put up at the property and in public, printed three weeks running, and recorded no later than 20 days before the sale (Civ. Code 2924f). Bringing the loan current is usually allowed until the fifth business day before the auction (Civ. Code 2924c). Whether the notice came from the HOA or the lender, selling is another route: we can put a cash offer in writing for an Orange County home as it is.
An HOA property means escrow has to collect the association's documents, payoff demand and any transfer fees. Unpaid dues and assessments are paid from the proceeds at closing. If the complex has pending special assessments, litigation or insurance trouble, some financed buyers can't get a loan. A cash offer avoids the financing issue, but the problem still affects the price, and we'll explain how.
Most of the county follows the state Tenant Protection Act. Santa Ana also has its own rent stabilization and just-cause ordinance, with a lower cap and a registry, so rentals there need a closer look. We can buy most rentals with the tenants in place.
Usually, yes. Past-due dues, fees and any recorded lien are paid off in escrow from your proceeds, and you receive what's left.
At the Costa Mesa Justice Complex, 3390 Harbor Blvd., since May 1, 2023. The Lamoreaux Justice Center in Orange no longer handles probate.
Both. From an Irvine village townhome to an older Garden Grove condo complex, attached homes get the same review as detached houses. Have the HOA's contact details ready.
In some important ways. California limits when an HOA can foreclose, and an owner gets a 90-day redemption period after an HOA non-judicial sale. An attorney can explain how that applies to you.
